Down payment assistance
LifeStart Down Payment Assistance in North Carolina
LifeStart down payment assistance for FHA, VA, and USDA loans in North Carolina. One option can be forgiven after five years in the home. The other is a larger amount repaid monthly. Section 184 and conventional loans are not part of this program.
Short answer
LifeStart is RanLife’s in-house down payment assistance. It can reduce cash to close when paired with most government first mortgages, including FHA, VA, and USDA. It does not pair with Section 184, and we do not offer it on conventional loans. There are two options: up to 3.5% of the price with no monthly payment and possible forgiveness after five years, or up to 5% repaid with a fixed monthly payment.

Two LifeStart options
Both options are in-house at RanLife. We match one to the first mortgage and the cash you need at closing.
- No monthly payment option: up to 3.5% of the home price. No monthly payment on the assistance. Potential full forgiveness after 5 years in the home.
- Monthly payment option: up to 5% of the home price. Covers down payment and closing costs. Repaid as a second loan with a fixed monthly payment.

FAQ
Is LifeStart only for first-time buyers?
No. First-time and repeat buyers can use it when they meet the program guidelines. We check that before you apply.
What does forgiven after five years mean?
That applies to the 3.5% LifeStart option. If you live in the home for five years, that assistance can be fully forgiven. The 5% option is different: it is repaid with a fixed monthly payment. We tell you which one you are using before you apply.
Does LifeStart work with conventional loans or Section 184?
No. We use LifeStart with FHA, VA, and USDA. We do not offer it on conventional loans, and Section 184 does not qualify.
