FHA loans: a low down payment path to your first home

FHA loans are backed by the Federal Housing Administration and built for buyers who do not have a large down payment or a perfect credit history. They are one of the most common ways first-time buyers get started in North Carolina.

Who it fits

First-time buyers, buyers rebuilding credit and anyone who wants a smaller down payment.

Using LifeStart down payment assistance with FHA

FHA pairs well with LifeStart, RanLife's in-house down payment assistance. There are two options:

  • No monthly payment option

Up to 3.5% of the home price, with no payment on the assistance and potential full forgiveness after five years in the home.

  • Monthly payment option

Up to 5% of the home price, which can cover the down payment and closing costs, repaid with a fixed monthly payment.

We check which option fits your budget and confirm you qualify before you make an offer.

Key points

  • As little as 3.5% down with a credit score of 580 or higher. Lower scores may qualify with a larger down payment.
  • Your down payment can come from savings or gift funds.
  • Mortgage insurance applies (an upfront premium and a monthly premium).
  • The home must be your primary residence and meet FHA condition standards.

How it works

We check your eligibility, estimate your payment including mortgage insurance, and pair your loan with any down payment assistance you qualify for.

How FHA mortgage insurance works

Every FHA loan has two mortgage insurance charges. The upfront premium is due at closing, and most buyers roll it into the loan amount instead of paying it in cash. The annual premium is split into monthly amounts and added to your house payment. On most FHA loans with a small down payment, the monthly premium stays for the life of the loan. Many homeowners deal with that later by refinancing into a conventional loan once they have built enough equity, which our rate-and-term refinance page covers. We show you the full payment, mortgage insurance included, before you decide.

What FHA looks for

FHA is more forgiving than most loan types, but it still has rules. We look at your credit history, your debt compared with your income, and how steady your work has been. A past credit problem, such as a collection or a late payment, doesn't automatically rule you out. The house matters too. An FHA appraisal checks that the home is safe and sound, not just what it's worth, so things like a leaking roof, broken windows or peeling paint on an older home can need repair before closing. We let you know early so it doesn't surprise you after you are under contract.

FHA or conventional?

If your credit score is lower or your down payment is small, FHA often comes out ahead. If your credit is strong, a conventional loan may cost less over time because its mortgage insurance can come off. Plenty of buyers qualify for both, so we put them side by side for you.
